You can currently borrow up to $417,000 at 4.5% (APR is 4.625%) on 30-year fixed rate mortgage on a purchase or  refinance transaction, and pay for the expenses  of doing so.

 
 
You can also borrow up to $417,000 at 4.75% (APR  is 4.80%) on a 30-year fixed rate mortgage on a purchase or  refinance transaction at NO COST*!  If you  are paying a rate higher than  4.75%, you should call us  now.

 
 
15-year fixed rate mortgages are currently trading at 4.125 % (APR is 4.25%) on  loans up to $417,000 and 4.375% (APR is 4.50%)  on an up to $1.5MM new loan amount.  Loans up to $417,000 on a 15-year mortgage,  can be done on NO-COST* basis at 4.375%.

 
 
Choosing a 15-year amortization verses a 30-year amortization saves 100's of thousands of  dollars over the life of the loan.  If  you presently have a $417,000  30-year loan with a 5.25% interest rate, total interest over the life of the  loan will be $411,968.   If you refinance to a 15-year loan at 4% (APR is 4.125%) the interest over the life of the loan  is $138,209.  That is a savings of  $273,758!   That's just nuts.  You "own" your home 15 years  sooner.  And your write-off's may actually go up over the next  several years.

 
 
5-year ARM's up  to $417,000 are currently in the 3% - 4% range,  just interest.  If you want to lower your monthly payment, and don't plan  on holding your home for a long time, this can be a great way to go.   Rates are slightly higher for larger loan balances.
